Booking and Payment.
Bookings should be made on the form provided and sent together with the appropriate payment. Telephone bookings, (please phone after 6pm) will be held provisionally for four days and must be confirmed by post immediately. Bookings will be accepted on a payment of a deposit of 20% of the total rental due. On payment of the deposit and subject to the acceptance of the booking, the full balance will be payable not later than the beginning of the month prior to the date booked. Payment in full is required for holidays to commence during the month following the date of booking.
Cancellations.
a) In the event of cancellation prior to the date date on which full payment becomes due as above, all monies paid to the date of cancellation will be retained unless we are able to relet, in which case, all monies paid will be refunded less a charge for all costs, agency changes etc., involved in reletting.
b) In the event of cancellation at any time after the date on which full payment becomes due, the full cost of the holiday shall be payable to us. No refund shall be made unless we are able to relet, in which case, all monies paid will be refunded less a charge for all costs, agency charges etc., involved in reletting.
We strongly recommend that you consider taking out cancellation insurance available from most insurace brokers to cover this eventuality.
The contract shall be governed by the Law of Scotland. the place for performance of the contract shall be within the Sheriffdom of Grampian Highlands and Islands.
Period of Let.
This will be on a weekly basis and will normally begin and end on a Saturday. Access will be given only after 3pm on day of arrival and the property will be vacated no later than 10am on the day of departure. On departure, the property will be left in clean and tidy condition.
Heating - Bed Linen - Towels.
The house is fitted with off-peak storage heaters in the living room/dinette and hall. The off-peak system also heats the water overnight. There are additional manually controlled heaters in the bedrooms; all heating, bed linen and towels is included in the price of the rent.
Occupancy. (Maximum occupancy 4 Persons).
The number of persons occupying the house must not exceed the number shown on the booking form and accepted by us. The occupants shall take all reasonable care of the property and report any breakages or damages in writing prior to departure. By signature of the booking form by the party leader on behalf of all parties occupying the house, joint and several liability is accepted for any and all damage.
Insurance.
Holidaymakers are strongly recommended to take out Holiday Insurance to cover loss of, or damage to, personnel effects, cancellation expenses in the event of illness etc. The owners insure their own property against fire etc., and will in no circumstances be held liable for any loss or damage to holidaymakers' property.
Exclusion of the rent Act.
The contract effected on receipt of conformation of the booking is not a secure tenancy in terms of the rent Acts and confers a right to occupy the house for the period agreed for holiday purposes only.
Pets.
Unfortunately, for the comfort and well being of all our guests, pets are not allowed.
Smoking.
This property is a NON-SMOKING establishment.
